You find a rental listing that looks promising, but you’re nervous about sending money to someone you haven’t met in person.

You voice your concern to the landlord. His response is completely reassuring:"I understand completely. With all the scams online, I don't want you to pay me directly. We will use Zillow's Official Tenant Protection Escrow. Zillow will hold your first month's rent and security deposit in a secure account. You will have 48 hours after moving in to inspect the property. If you aren't completely happy, Zillow refunds 100% of your money. It's completely risk-free for both of us."

An hour later, an email arrives. It has the authentic Zillow blue logo, official legal disclaimers, and an attached PDF titled "Official Escrow Payment Invoice."

The document lists your name, the property address, a "Verified Transaction Guarantee Badge," and instructions to wire $2,400 to a designated "Zillow Settlement Depository."

You send the wire, feeling protected by one of the largest real estate brands in the world.

Then you call Zillow customer support to confirm your key delivery. The representative gives you the devastating news:

"Zillow does not offer an escrow service for rentals. We never hold deposits, and that invoice is fake."

The Reality: Portals Do Not Hold Escrow for Renters

Here is the single most important rule to remember when renting online:The Rule: Zillow, Trulia, Redfin, Realtor.com, and Airbnb NEVER act as neutral escrow holding agents for private off-platform leases. They do not hold security deposits, and they do not offer "48-hour move-in guarantees."

Any email, invoice, or landlord claiming that a real estate listing site will hold your money in escrow until you move in is 100% a scam.

How to Spot a Counterfeit Escrow Invoice

  • 1. Look at the Sender's Domain: Scammers use lookalike domains like @zillow-payments.com or @trulia-protection.net. Authentic Zillow emails originate strictly from @zillow.com.
  • 2. Mismatched Bank Account Names: The invoice will instruct you to wire money to a random bank account under an LLC name you've never heard of (e.g., "Apex Escrow Management LLC") or an individual's personal name.
  • 3. Off-Platform Payment Demands: Genuine Zillow payments (such as application fees or rent collected through Zillow Rental Manager) occur exclusively inside your authenticated dashboard on zillow.com—never via external bank wire, Zelle, or gift cards.

What to Do If You Received a Fake Invoice

  1. Do Not Send Money: Stop all communication with the scammer.
  2. Report to Zillow: Forward the fraudulent email and invoice directly to Zillow's fraud investigation team.
  3. File an FTC and FBI Report: Report the spoofed website and bank account details at reportfraud.ftc.gov and ic3.gov.
